港股异动 | 内房股普遍回落 小摩指内房股抽升或只属短暂 地产销售仍待复苏
受政策预期及增量资金影响，地产股昨日迎大涨行情，今日则普遍回落，截至发稿，万科企业(02202)跌7.27%，报4.59港元；融创中国(01918)跌6.21%，报1.36港元；世茂集团(00813)跌5.26%，报0.54港元；新城发展(01030)跌2.17%，报1.35港元。
消息面上，摩根大通发表报告称，内房股自4月中旬触底以来，该板块已累计反弹16%，跑赢MSCI中国指数(+7%)，相信主要是资金流动所驱动。另外，随着成都取消了限购，南京放宽落户条件买房可直接落户。市场对一线城市将在5月放松限购的预期不断升温，也可能推动相关势头。
不过，摩根大通认为内房或股抽升或可能只属短暂的，从行业基本面来看，该行指4月份的销售情况比预期更差(与去年同期相比，4月份至今的销售额下降40%；与四年平均水平相比，本月至今的销售额下跌57%，这是近年来最差一个月)。该行认为，该行业的可持续反弹需要看到可持续的销售复苏、以及更强有力的政策应对。
