港股异动 | 雅生活服务(03319)涨超6%领涨物管股 机构称主流物企质量提升明显 股息率吸引力增强
物管股延续近期涨势，截至发稿，雅生活服务(03319)涨6.06%，报2.8港元；新城悦服务(01755)涨5.58%，报2.65港元；保利物业(06049)涨5.39%，报28.35港元；永升服务(01995)涨4.89%，报1.5港元。
平安证券表示，整体看，2023年主流物企规模增长收窄，但质量提升明显，未来考虑行业空间广阔，区域及项目聚焦、科技赋能等手段有助于降本增效，主流物企经营及业绩表现仍有望保持平稳。当前主流物企估值仍处历史低位，叠加分红比例提升，股息率吸引力增强，配置价值逐步凸显。
东吴证券指出，物业公司很难与地产关联方实现完全切割，且没有必要切割。地产关联方如果能够与物业公司相互支持，则不应该给予关联业务太多折价；而如何平衡质量和规模实现高质量的第三方外拓是当前所有物业公司面临的最大困境；随着行业开始回归正常的发展节奏，物业的商业模式理应匹配较高的分红率，提升并维持较高的分红率应该是物业公司顺应行业和公司发展新阶段的正常决策。
