天安(00028)发布年度业绩，股东应占溢利12.17亿港元 同比减少20.36%
天安(00028)发布截至2023年12月31日止年度业绩，该集团取得收入27.82亿港元，同比减少45.31%;公司股东应占溢利12.17亿港元，同比减少20.36%;每股盈利0.83港元，拟派发中期股息每股20港仙(代替末期股息)。
公告称，溢利减少主要由于已竣工物业销售减少28.83港元。主要是由于去年未有新的重大发展项目竣工并已移交给客户引致收入确认减少，以及内地房地产市场低迷引致物业销售减少;应收贷款及应收利息的净减值亏损增加2.33亿港元。在厘定该等应收贷款减值亏损拨备时，集团管理层考虑参考中国内地房地产市场的近期表现，贷款债务人提供的抵押品价值的不确定性增加;及集团评估贷款的债务人和担保人透过变现彼等自有资产执行还款计划的时间和能力的不确定性增加;议价收购一间于香港上市公司的附属公司，中国医疗网络有限公司(中国医疗网络)的收益为4.95亿港元;及集团投资物业公允价值增加2.08亿港元。主要来源于本年度收购的附属公司所持有的投资物业所产生的公允价值收益。
公司已向联交所申请自2024年4月15日上午九时正起于联交所恢复公司股份买卖。
