港股异动 | 中海物业(02669)续跌5% 去年下半年盈利放缓 花旗降其盈测及目标价
中海物业(02669)续跌5%，昨日收跌逾24%。截至发稿，跌5.11%，报4.27港元，成交额1.03亿港元。
消息面上，中海物业昨日发布2023年度业绩，收益130.51亿元(人民币，下同)，同比增长19.7%；公司股东应占溢利13.425亿元，同比增长22.8%；派末期息8.5港仙，上年同期派8港仙。大摩指出，公司去年收入同比升19.7%至130亿元人民币，逊该行预期7%，意味着去年下半年同比增长8%，主要是受到基本物业管理及向非业主增值业务所拖累。
花旗认为，中海物业在披露去年业绩后股价累跌24.5%，可能是由于去年下半年盈利放缓，同比增长6.6%(部分是因为基数较高)，以及增值服务(VAS)表现疲弱。由于去年业绩较预期低5%，加上管理层更保守目标，该行下调中海物业今明两年盈测15-19%，目标价由8.8港元降至7港元。
