NIRAKU(01245)附属拟以2.77亿日圆向SKL收购日本福岛一处土地
NIRAKU(01245)发布公告，于2024年3月13日，该公司全资附属Nexia(作为买方)与SKL(作为卖方)订立买卖协议，内容有关收购位于日本福岛县郡山市虎丸町的该土地，代价为2.77亿日圆(相当于约1470万港元)。
于2024年3月13日，Nexia(作为客户)亦与SKL(作为承建商)就兴建于该土地上的楼宇的建设项目订立建筑合约，合约金额为6.03亿日圆(包括10%消费税)(相当于约3190万港元)。
据悉，该土地为位于日本福岛县郡山市虎丸町的215–1号地段，面积约为1369.67平方米。
于收购事项完成后，该土地将由Nexia持作投资物业，以赚取长期租金收益。一旦取得建筑许可证及批文，建设项目将在该土地上开展。集团目前拟于建设项目完成后将新楼宇的26个住宅单位出租予第三方以赚取租金收益。
该土地位于郡山市所制定位置优化计划中指定为指导城市中心区域的地区，预期于中长期将成为郡山市的中心枢纽。集团管理层认为，该地区对大学生、商人及公司住房等其他用途的住宅单位的需求将不断增加。考虑到建设项目完成后具有良好租金收益的巨大潜力，董事认为，收购事项及建设项目为集团提供良好的投资机会。
