惠誉确认新鸿基地产(00016)评级为“A” 评级展望为“稳定”
信贷评级机构惠誉确认新鸿基地产(00016)的长期发行人违约评级(IDR)为“A“，短期IDR为“F1”，评级展望为“稳定”。惠誉同时确认公司高级无抵押评级为“A”。
惠誉预期，新地投资物业的经常性收入及其数据中心业务将可覆盖总利息超过3.5倍，预期公司可透过截至2024年6月底止下半年度的合约销售所得将可减少负债，香港政府撤辣后，香港楼市气氛亦改善。
惠誉指出，新鸿基地产的平均资金成本由2023年度的3.3%升至2024上半年度的4.5%，预计2025年度平均资金成本将缓和，令覆盖率改善。
