位元堂(00897)附属拟4100万港元出售中国香港物业
位元堂(00897)与宏安集团(01222)发布联合公告，于2024年3月1日，卖方广均发展有限公司(位元堂的间接全资附属公司)与买方李伟成及物业代理敬华物业代理有限公司订立临时协议，卖方同意出售，而买方同意购买该等物业，代价为4100万港元。
据悉，该等物业分别包括位于中国香港九龙弥敦道738-740A号利华大厦地下C铺的一个商铺单位，总实用面积约为747平方英尺，以及位于中国香港九龙弥敦道738-740A号利华大厦阁楼C室的一个仓库，总实用面积约为431平方英尺，另加一个总实用面积约为77平方英尺的天井。于本联合公布日期，位元堂集团将该等物业用作其自有零售店铺及零售店铺仓库，其租约将于2026年1月27日届满。
公告称，该等物业由卖方于2008年购入，现时由位元堂集团用作经营自有店铺。经考虑现行零售物业市况及该等物业质素后(包括该等物业的地点、楼龄、周边设施及重建潜力)，宏安董事会及位元堂董事会均认为，出售事项不但为宏安集团及位元堂集团带来于适当时候变现该等物业价值的机会，并利用出售事项所得款项偿还银行贷款以减轻债务，同时租回该等物业可令位元堂集团继续零售营运。
