港股异动 | 物管股随内房股走低 再有房企接获清盘申请 机构称地产关联业务影响已减弱
物管股今日随内房股走低，截至发稿，恒大物业(06666)跌7.35%，报0.63港元；碧桂园服务(06098)跌6.2%，报5.9港元；融创服务(01516)跌5.31%，报1.96港元；时代邻里(09928)跌4.81%，报0.495港元。
消息面上，再有房企接获清盘申请，引发市场关注。据悉，清盘呈请在港股并不罕见，据不完全统计，自2021年四季度以来，数十家内房股收到过清盘呈请，但大多未进入实质清盘呈现，更多是债权人的施压手段。
国联证券此前指出，2023年商品房销售额较2022年下降，投资额仍然维持阶段低位，房企信心不足、居民住房消费观望情绪较浓，房地产行业资金仍然面临压力。
光大证券近期指出，2023H1重点物业公司归母净利润增速触底回升，地产关联业务影响减弱，同时贸易应收款增速得到控制，减值拨备充分，基础物管稳健增长，社区增值业务有所恢复，物业公司逐渐褪去“地产属性”，增厚“服务消费”属性。
