港股异动 | 新城发展(01030)涨超7%领涨内房股 经营物业贷政策完善 房企融资渠道持续拓宽
内房股今日普涨，截至发稿，新城发展(01030)涨7.55%，报1.14港元；远洋集团(03377)涨7.04%，报0.38港元；富力地产(02777)涨5.38%，报0.98港元；越秀地产(00123)涨5.32%，报4.95港元。
消息面上，央行和金融监管总局联合印发《关于做好经营性物业贷款管理的通知》（下称《通知》），细化了商业银行经营性物业贷款业务管理口径、期限、额度、用途等要求，经营性物业贷款除用于与物业本身相关的经营性资金需求、置换建设购置物业形成的贷款和股东借款等外，还可用于偿还房地产开发企业及其集团控股公司（含并表子公司）存量房地产领域的相关贷款和公开市场债券。
国金证券指出，地产板块正处于业绩&估值双重底部，政策催化或迎布局机遇。经营性物业贷款政策的完善能在一定程度上改善房企现金流状况，而行业的平稳健康发展关键在销售的企稳，仍需宽松政策的持续支持。平安证券认为，本次央行、金融监管总局联合印发关于做好经营性物业贷款管理的通知，细化商业银行经营性物业贷款业务管理口径、期限、额度、用途等要求，进一步拓宽房地产企业融资渠道。
