港股异动 | 物管股随内房股走高 地产关联业务进一步下降 头部公司或逐渐提升股利分派率
物管股今日随内房股走高，截至发稿，华润万象生活(01209)涨6.49%，报22.15港元；旭辉永升服务(01995)涨5.77%，报1.1港元；碧桂园服务(06098)涨5.44%，报5.04港元；新城悦服务(01755)涨4.12%，报2.53港元；雅生活服务(03319)涨3.57%，报2.9港元。
中泰证券发布报告称，物业与房地产进一步脱钩，财报中地产关联业务的收入和利润占比进一步下降，来自地产业务的减值也边际减少，此外，头部物业公司逐渐提升股利分派率，随着物业行业减少大规模并购进入平稳增长期，分派率有望进一步提升。
中信证券此前指出，物业服务行业处于消费服务、公用事业和地产链的交汇点，且地产链属性正在逐渐消退，消费服务属性正在提升。中期来看，物业服务行业具备高股息的潜力，仅需企业着力提升分红派息水平。
