港股异动 | 内房股普跌 新年首周销售市场遇冷 新房、二手房成交同环比下降
内房股普跌，截至发稿，美的置业(03990)跌3.93%，报4.89港元；远洋集团(03377)跌3.75%，报0.378港元；新城发展(01030)跌3.45%，报1.12港元；越秀地产(00123)跌2.6%，报5.61港元；万科企业(02202)跌2.37%，报6.59港元。
开源证券指出，根据房管局数据，2024年第1周，全国64城商品住宅成交面积198万平米，同比下降37%，环比下降57%；从累计数值看，年初至今64城成交面积达198万平米，累计同比下降37%。全国17城二手房成交面积为115万平米，同比增速-4%，前值41%；年初至今累计成交面积115万平米，同比增速-4%，前值30%。
中信证券此前表示，预计2024年不动产市场结构变化不少：预计按揭贷款利率走低，居民购房负担下降，限购限贷继续放松，推动改善性需求释放；预计核心城市房价逐渐走稳，但低线城市房价继续承压；预计2024年保交付工作总体取得积极进展，三大工程托底投资，政策对冲债权人顺周期倾向，稳定房企筹资性现金流。
