港股异动 | 香港地产股全线走低 九龙仓集团(00004)跌近5% 花旗预计香港总体楼价将再跌一成
香港地产股全线走低，截至发稿，九龙仓集团(00004)跌4.96%，报23港元；港铁公司(00066)跌4.02%，报28.65港元；恒基地产(00012)跌3.4%，报22.75港元。
花旗发表报告指，对今年香港房地产行业保持悲观态度。由于新楼价格下跌幅度大，加上仍处于高利率环境，预计明年香港港总体楼价将再下跌一成。该行认为，今年香港发展商的股价表现将取决于在房地产市场长期疲弱的情况下，其自由现金流波动性及派息取态。
该行首选买入领展、九龙仓置业、和置富产业信托；将九仓评级评级由“买入”一举降至“沽售”，目标价由24.5港元降至19.8港元；将港铁的评级由“买入”下调至“沽售”，目标价由47港元降至26.5港元。
