港股异动 | 内房股集体走低 新房成交环比回落 房企资金端压力仍较大
内房股集体走低，截至发稿，美的置业(03990)跌4.41%，报5.63港元；越秀地产(00123)跌4.26%，报6.75港元；富力地产(02777)跌3.31%，报1.17港元；融创中国(01918)跌3.2%，报2.12港元；新城发展(01030)跌3.01%，报1.29港元。
信达证券指出，11月第2周，新房二手房成交面积环比增速均有回落。30城新房成交面积环比下降27%，同比上升5%。此外，根据中指院统计，2023年民营和混合所有制企业发行债券总额412.9亿元，较上年同期下降三成，房企资金端压力仍然较大。该行认为在行业销售筑底阶段，市场对房企信用风险担忧加剧，中央与地方层面落实重要会议精神并积极表态，有助于改善预期、提振信心。
中金则表示，10月存量房市场呈现“以价换量”特征，需求支持政策的加强或仍是价格预期企稳的关键。往前看，该行认为如希望推动成交价跌势边际趋缓，还需要更进一步的需求支持政策出台，10月相关政策的频率与力度边际有所下行。
