美国房地产业的“恐慌”：中国资金枯竭
旧金山、硅谷的楼市高增长因中国资金枯竭开始放缓。
Business Insider日前在报道中援引旧金山的一个房产经纪称，由于资本外流管制趋紧，中国投资者的资金已经枯竭，目前对当地房产市场前景十分担忧。彭博援引一个硅谷地产经纪称，我们最近确实感到中国买家在做决定时没有以前那么干脆了。
据BI报道，中国买家买入了旧金山房地产市场的5%-7%，而在硅谷就更多了。不过，彭博报道称，美国最昂贵的硅谷地产在享受了四年的繁荣后，近期已经看到最富有买家撤资的趋势。
BI在报道中指出，中国近期的外储数据变动正好佐证了美国地产市场的波动。
中国2月份外储余额骤减至2011年以来最低位，后在资本外流监管收紧和维稳人民币汇率的政策意愿下，外储余额3月、4月份重现上涨趋势。银行4月净售汇从3月的364亿美元降至237亿美元，不及1月份544亿美元的一半。
国际房地产公司凯勒·威廉姆斯的地产经济Avi Urban称，旧金山附近城市的地产市场正在逐渐降温，不过这不意味着市场将走向崩溃，因为之前楼市确实过热了。
下图显示，旧金山附近城市帕洛阿尔托的高端住宅销售趋势不是那么乐观。
