美国30年期按揭利率首度跌破3%，美联储负利率预期升温！金价有望获支撑
7月16日(周四)，市场分析师Jacob Pasnsy撰文称，美国30年期住房抵押贷款利率首次跌破3%，而经济学家表示，2021年前可能都要维持那样的低位。纽约联储主席威廉姆斯称，美国经济可能需要几年时间才能从疫情造成的损害中恢复过来，而现在还不是考虑加息的时候。美国按揭利率出现下滑，增强美联储实施负利率的预期，有望给予金价支撑。
美国30年期按揭利率首度跌破3%
房地美的数据显示，截至7月16日当周，美国30年期抵押贷款利率平均为2.98%，较前一周下降5个基点。
获得低位住房抵押贷款利率并不容易
近几周，美国住房抵押贷款利率和10年期美国国债之间的利差缩小，但银行仍有进一步下调房贷利率的空间。与此同时，低房贷吸引了房主和购房者。与一年前相比，再融资活动仍大大增加，但低于疫情开始时的水平。购房者也纷纷涌入房地产市场，急于利用较低的融资成本。
