智通财经APP获悉，花旗发布研究报告，将新世界发展(00017)目标价由52港元下调8.3%至47.7港元，主因反映花旗对住宅楼市的前景展望降至中性，每股NAV折让相应由40%扩大至45%，维持“买入”评级。
花旗重申新世界发展(00017)为行业首选之一，主因其资产负债率较高，随内地、香港市场于公共卫生事件后复苏，其资产净值(NAV)及盈利有望反弹。
同时，公司预计于2020至2025年度租赁收益年复合增长率达中至高双位数，另公司计划于2021年度出售130亿至150亿元非核心资产，以释放NAV折让。
